Retrofit Building Isolation for London Hotel

GERB‘s innovative acoustic solutions for a new hotel project in a challenging urban environment

The site, located in a densely built-up inner-city area, presented unique challenges due to its proximity to old buildings and a railway station, as well as being situated directly above tunnels. The client, keen on achieving a high-performance solution that matched the exceptional quality of the new hotel, sought GERB‘s expertise.

 

The project was officially launched in March 2013. Installation commenced at the end of April 2013, beginning with initial training for the contractor provided by GERB. The actual installation work took approximately one year, running concurrently with the hotel’s fit-out efforts, ensuring a seamless integration of acoustic solutions into the overall design.

Challenge

Building plot and line of underground tunnels

The objective of this project was to address the specific challenges faced by the client during the redevelopment of a hotel from an existing office building. This transformation required not only a significant enhancement in comfort levels for guests but also careful consideration of the building‘s structural integrity. The extension of the building, which was constructed on a piled foundation right above underground train tunnels, posed additional challenges, as it further increased the levels of vibration transmitted into the building. During the fit-out of the upper floors, it became evident that high levels of structure-borne noise and vibration were still apparent, which necessitated the retro-fit installation of vibration isolation measures.


This project was quite unusual even for a retro-fit, as the installation of the spring elements was carried out well into the construction sequence, contrasting with the typical methodology employed in most projects where such measures are integrated much earlier in the process. Ultimately, the project aimed to create a comfortable and serene environment for hotel guests, despite the inherent challenges posed by the building‘s location and structure.

GERB provided comprehensive support for the client by coordinating closely with both the acoustic consultant and the structural engineer. This collaboration allowed GERB to develop bespoke solutions tailored to the specific challenges posed by the existing columns. To ensure optimal performance, we delivered prestressable spring elements of type GS and GP, designed to achieve an isolation frequency of 2.5Hz. Additionally, GERB conducted training sessions for the installation staff to ensure they were well-prepared for the task at hand. Throughout the installation process, regular inspections were carried out to monitor the work and ensure everything was executed to the highest standards.
